Do rental properties in NZ need a heat pump?

Rental properties in NZ need a fixed heater in the main living room that meets the Healthy Homes heating standard — and for most landlords a heat pump is the cheapest, easiest way to comply. The heater must reach 18°C on the coldest day of the year, calculated using an MBIE formula based on the room's volume, insulation and location.

How much does a heat pump cost for a rental property?

A Healthy Homes compliant heat pump for a rental property typically costs $2,500–$4,500 installed in NZ, depending on the required capacity (kW) for the main living room. Smaller flats can come in at the lower end; larger open-plan living areas in older uninsulated homes often need bigger units. Airmax offers fixed pricing per property type and multi-property discounts for portfolios.

Can the heat pump cost be claimed as a rental expense?

Yes. A heat pump installed in a rental property is a capital improvement and is depreciable under IRD rules — typically over 15.5 years (DV method). The installation labour and any necessary electrical upgrades are also part of the depreciable asset. We provide a GST invoice with the system breakdown so your accountant can claim correctly.

How do you handle tenant access for rental installs?

We coordinate directly with tenants or via your property manager, whichever you prefer. We give 48-hour written notice (more if needed), confirm appointment time by text the day before, and run a single half-day install where possible. Tenants don't need to be home for the whole install if you've arranged key access.

Annual servicing is a manufacturer warranty condition, so a service plan is worth it for rentals.
